September 30, 2023 Construction Progress Update

Dear Fellow owners, The Board of Directors held an interim Board meeting with HGV on Friday, September 29, 2023 and I wanted to share with you the information that was received. This information involves the potential timeline for reopening Seawatch. Our owners are reaching out to both Chip Fosth and me very frequently now, and the question is, when will we open? Both Chip and I feel that the increase in requests is because the holiday season is approaching, as well as the winter tourist season. Many of you that have contacted me own multiple, concurrent weeks at Seawatch. Our building was constructed over 40 years ago when building codes were much different. When a building is significantly damaged, in certain respects, it must be rebuilt to comply with current codes. Luckily, insurance proceeds cover these increased and additional costs. A commercial building must comply with various “life safety” issues before it can re-open. In our case, we have now learned that we have to deal with our emergency generator and fire pump being in the same room. Because the generator is an engine, it requires air to operate. The new codes require the fire pump to be in a “sealed room.” Therefore, the fire pump system must be re-designed, submitted for approval, the pump must be moved to either a certain height or sealed environment, and we must then wait for an inspection and approval. Because the municipality is so overwhelmed with everyone rebuilding at the same time, this process will most likely further delay our opening. We had been very hopeful that the resort would open sometime near the close of 2023. I can now tell you that unless the stars align, it is almost a sure thing that Seawatch will not be open for owners anytime in 2023. As for 2024, it is very likely that the building will remain closed for at least the first two weeks in 2024. Please note that we are trying to be as transparent as possible in sharing this information and it is all based on what we know TODAY.
