November 1, 2023 Chip Fosth Update

Valued Seawatch Owners,

This week we continued with our collective pedals to the metal! Comanche Construction continues to frame the offices & lobby walls. Gulf Shore Air Conditioning was in to hook up the new AC units for the Game Room, Front Office, Maintenance, & Housekeeping. The Sales Office will be done after it is further along. All the new duct work was run so they can finish framing in the ceiling so Price Electric can wire in the new lights. The old cast iron drains over the Front Office & Game Room have been replaced from storm damage so we won’t have to worry about any leak issues going forward. 

The new sections for the pool bar were delivered this week & Rock Solid will be assembling them soon. Our new pool deck pavers arrived this week as well. Universal Construction has already removed the old pool deck pavers & underlay & they will be back out this week to begin putting down the concrete forms in the new pool deck area for concrete underlay. Before they can pour new concrete, the new pool deck drains will need to be installed along with wire conduit so we can run wiring for the new pool deck lighting.

Abbey Carpets continue to replace the flooring in the effected units on the 7th floor & will be working down to the 6th floor this week. We expect that the remaining units on the 1st & 2nd floors will be painted this week, or first part of next week.

The pool bathrooms are also currently under demolition. The old floor tile has been removed to look for the drains that were covered over when they were remodeled last time. FMB pool codes require that the rest rooms for the pool, must have floor drains in them & everything we are doing at Seawatch is making sure we are following all the updated codes & regulations.

This past Friday, I met with Cornerstone to finalize the layouts for cabinets, counters, & desks for the Directors Office, Front Desk, Sales Office & Security Desk. The Board will make the final selection on our replacement tops this coming Friday at our Fall Board Meeting.

On Thursday & Friday of this week we will be having our Annual Budget Meeting with the Board for 2024. We will be reviewing the progress of restoring Seawatch, along with presentations from Bayfront Interiors & Clive Davis on replacement furnishings for the living & dining areas of the units along with other areas. We will be reviewing the budget for 2024.

As a point of reference, although we do not have an official re-opening date yet, all the owners who qualify for maintenance fee reimbursements in 2023 have had this information sent to Corporate, in the event we are closed through the end of the year. If you call the Maintenance Fees Department at: (877-311-4440) to inquire about them & they tell you they are waiting to hear from the resort, or you need to call the resort, ask for a Supervisor.

As we continue to restore your home away from home, please remember it is an active construction site & is closed to the public. I try to supply the latest information about what is going on, along with pictures of our progress. I know this is the time of year that many of you return to South Florida, but I will ask that you please not come to the resort to take pictures of your own.
