Seawatch On-the-Beach BOARD OF DIRECTORS ZOOM MEETING
The meeting was called to order at 10:04 a.m. by President Tim Pellerin via Zoom. Board members in attendance were Steve Couch, Mike Dammeyer, Terry Barrett, Debbie Stevens, and Tim Pellerin. Those attending from Hilton Grand Vacations (HGV) were Sharry Luneke, Matt Fox, Chip Fosth, Dawn Cornfield, and Amy High.
APPROVAL OF PREVIOUS MEETING MINUTES: MOTION was made by Terry Barrett and seconded by Steve Couch to approve the meeting minutes from December 21, 2023 board meeting as presented. Mr.
Pellerin voted aye, Mr. Dammeyer voted aye, Mr. Barrett voted aye, Ms. Stevens voted aye, and Mr. Couch voted aye. Motion carried unanimously.
HURRICANE IAN PROPERTY UPDATE:
All hot water heaters are being replaced.
January 29 meeting with United Plumbing and Fort Myers Beach regarding pool drains as well as the drains going out to the street. Street drains have debris from storm. Plan is to dig and remove all debris and replace all the lines and drains. Estimated timeframe is three weeks from start to finish. Parking lot border will be replaced completely, covered by insurance.
Pool Bar stucco project will begin next week.
First OnSite punch list is in process.
Rooms prepared for a deep cleaning now with another cleaning before opening.
Door locks will be installed soon. Waiting for Dormakaba scheduling. There have been some labor shortages with the company. It will probably take 3-4 days for installation.
Checking all appliances. Price Electric will be installing lights in the lobby and tracing back where lighting electric lines for the pool and spa will go shortly. Once done, pool rebar, concrete, and pavers will be laid.
New floor drains for the pool bathrooms will now only cost $3,500 as opposed to $17,000.
On February 12, Cornerstone Construction is scheduled to install front desks, office desks, security desks, etc. Fire pump should be operational soon.
Elevation surveys came in this week (south side wall and fence), permits secured. Work will begin shortly. Clear plexiglass will be used again on the bottom third of the fence parallel to the beach.
New doors for elevator rooms on roof will be installed today. Elevator company will begin to rebuild the elevators next week. Timeframe unknown. Water incursion problem should be
eliminated with this fix.
Lobby glass doors and mirror installation (2 week, start to finish) will begin late February/early March.
Furniture update – all has been ordered and on track for delivery.
To Open – Fire inspection and all safety aspects must pass inspection, turtle lighting, one elevator has to be functioning, door locks, fiber optics, etc.
Artwork deposit has been made and an order has been placed. Draft design of painting will be sent to board for approval.
Seawatch employees are doing well and in good spirits. Very anxious to re-open. Vending machines, lobby drinking fountain, game room contents will be the same as before and
are being ordered and installed as able.

It was noted that for the April 19, 2024 Annual meeting, an alternate site will be necessary because of repairs to the windows at the Gullwing conference room. It was requested that Chip inspect the quality of the property prior to reservations being made.
There being no further business, MOTION was made by Steve Couch and seconded by Mike Dammeyer to adjourn. Mr. Pellerin voted aye, Mr. Dammeyer voted aye, Ms. Stevens voted aye, Mr. Barrett voted aye, and Mr. Couch voted aye. Motion carried unanimously. The meeting was adjourned at 11:02 a.m.
