August 2,2024 Update

Dear Fellow Seawatch-on-the beach owners, I am pleased to share some good news with you. The Board has awarded the remainder of the cast iron pipe replacement project to the contractor on site, Current Flow. This decision was in the best interest of our ownership group as this contractor is now very familiar with our building particulars and has developed efficiency in their repair procedures. And, with the award of the remainder of the contract, they will double their crews and work two stacks at a time. Stacks 01 and 02 are now being prepared for re-pipe. Once the walls are marked and furnishings protected, the necessary walls will be removed. The contractor is now estimating they can complete the remaining five stacks in about 6-7 weeks. Additional time will be needed for permit approvals and drywall repair. The other good news I can share with you is that so far, there has been much less demolition necessary than we originally thought, and as a result, less cost. This is because some of the lateral lines are PVC and do not need replacement. The cast iron, on the other hand, was in much worse condition than we originally imagined. Stack six should be completed in about a week. We are currently working with the various parties to determine if it is feasible to open “stacks”, one at a time, as the re-pipe is completed on each stack.
