Special Assessment Update

First, let me say, I have deep empathy to all the owners who have expressed hardship due to an announcement I HAD to make on the assessment situation. Nobody (including all our five Board members who own a collective 26 unit weeks) wants a $1,000+ bill coming out of nowhere that is due right after the December holidays. I empathize with all of you as my family too have suffered greatly from hurricane damage. On a personal level, my home was under 38″ of salt water from Hurricane Helene, we lost everything inside our home, and the insurance company left us holding the bag on tens of thousands of dollars of damage, out of our own pocket, so I do understand! The announcement on the assessment I made was within 48 hours after receiving the information. Prior to our Board meeting, the Board and HGV were under the assumption that we could avoid any assessment action. It was not until now that we could make the determination, after establishing the budget for 2026. The only reason I took 48 hours to write it was to put the words on paper and reflect on how they would be received.

With all of the above said, after hearing so many comments about the notice, the amount, and the potential due date, I reached out to HGV. They have given me a preliminary indication that they SHOULD BE be able to do two things. First, potentially extend the initial due date to possibly as late as February 28, 2026. Second, to set up payments on installments, maybe three total installments throughout a portion or all of 2026. I do not yet have a definitive conclusion on this matter, so I share the information with you under a full reservation of rights. Also, as of this morning, there has still been no update on the continuation of business interruption coverage for owner maintenance fee reimbursements beyond week 26 in 2024. HGV expects to get more information on that by the end of next week. Obviously, any extension of the BI coverage will impact our need for funds in a positive way.
