Avoiding Scams

March 1, 2026….

Dear Fellow Seawatch-on-the-Beach Owners,

Recently, the Administrators of the unaffiliated Seawatch Facebook page alerted those members of two scams, one that apparently cost a potential buyer $5,000, the other, narrowly avoided. The membership criteria to that site only requires providing a unit number and unit week of ownership to secure membership. This information, of course, is available to anyone who has visited at Seawatch on any basis. Unit numbers/weeks are also widely available at many other places like the Lee County Tax Collector site, the sales handouts at the sales office, and our very own Board of Directors site on the resales page. While it is not the intention of this update to interfere with the Facebook site, it is necessary to make the following statements:

First, to reaffirm that neither HGV nor the Board of Directors has any connection to the Facebook Seawatch owners site and assumes no liability for any activity on that site. Second,

Any potential owner or renter may call the Seawatch office at 239-463-4469 and confirm if a specific unit week and unit number is owned by a specific person(s). Due to privacy laws, the office is only permitted to provide a yes or no answer when presented with a unit week/number and specific owner name. And finally,

The sales office utilizes a specific Title Company to transfer unit ownership when sales are facilitated through Mike Hancox, HGV Sales Department. The Board encourages owners to use this Title Company for all sales transactions as the personnel at that Title Company understand how to properly transfer ownership so that problems down the road for future ownership transfer, whether it be by subsequent owners or the HOA Association, can be avoided. Contact for the Title Company can be obtained by calling Mike Hancox, HGV sales.
