Good morning, as the first update to this site, I wanted to share some things with you. We are seeing a lot of comments about maintenance fees and the refunding of them. The HGV Questions and Answers should have answered these questions but it obvious that it is not clear to everyone. A lot of comments about “Hilton this, and Hilton that…” Hilton is our Management company and charges us a flat yearly fee to manage our property. They are not responsible to financially fund our properties operations, we are, as owners, via the Association. We are legally responsible under the Management Agreement to properly fund our property. This is why we are billing for 2023 maintenance fees. Some clarification on the reimbursement (crediting) of maintenance fees. Two things have to happen for maintenance fees to be eligible for reimbursement. First, your 2023 maintenance fees must be paid. For obvious reasons, fees that are not paid, are not reimbursed. Second, you must have actually lost the use of your unit. Because we do not currently know when the resort will re-open, your week must have actually been lost by resort closure. A guess that the resort will not be open does not qualify. Weeks lost in 2022 after the resort closed and 2023 weeks lost will be reimbursed to the owners. It is estimated that this will take up to 60 days after the close of each calendar quarter. So, for 2022 lost weeks, the expectation is that reimbursement should occur by February 28, 2023. Some of you have posted that you want your money refunded. There is a difference between reimbursement (a credit to your account) versus a refund, an actual refund of money to your original form of payment. The process of requesting a refund is outlined in the Q & A doc’s. One final thought, we have had requests for copies of our insurance policies. Because our unit owners are neither a named insured or additional insured under our insurance coverage, we, as owners, have no rights or responsibilities under our insurance policies.
