February 21, 2024 Chip Fosth Update

Valued Seawatch Owners,This week we began a few of the remaining big projects. United Plumbing was out digging the trenches on both sides of the property for the new 8′ drain lines for the resort. These lines will support all the roof drains, pool deck drains, pool bar, bathroom floor drains, pool shower, and pool and spa drains. It
will be a big project and we hope to have it completed in about 2 weeks to have all the lines run. This includes jetting out the pool bar drains, re-piping the pool bathrooms and running the new floor drains. After the pool deck drains are in, we will be able to move forward with the new pool deck area, after the privacy wall on the south side next to Island Winds is completed. Our new external fire doors were delivered this week! The team from Comanche will begin to fit the new steel frames into the doorways and begin to hang the doors. The first set was set in place between the Lobby and the Maintenance / Housekeeping storage rooms. The new glass doors and windows are still expected to be delivered in the next 2 weeks so we can begin boxing everything in. We also began work on the Sales office this week by removing all the damaged tile. After the new windows and doors are put in, we will be able to do the finish work to the walls and ceiling before putting the new tile down. We will do the flooring installation the same way in the Lobby, Game Room, and Front Office; frame the areas, then put down the new flooring in each area. Due to some additional stucco work and painting over the pool bar, the new cabinets weren’t set this week. The drains behind the bar also need to be jetted out before we can move forward with that
project. We are hoping by next week that we can resume its production. Over the next few weeks, we hope to have our housekeeping department in to begin the initial cleanings of the units, while we are waiting for the ground floor to finish taking shape. As you can see from the pictures, our beautiful beach is being kept clean by Chris at Mid-Island watersports. Folks are beginning to return to the beach as Spring Break is upon us now. The drawings for
the replacement beach deck have been approved by the City and the permit has been issued for that, so hopefully we will see that beginning shortly. I am continuing to be optimistic that we will be able to reopen sometime before the end of the 2nd quarter. I wish I was able to be more specific on when that will be, but we still have a long way to go before we will be able to welcome you back to Seawatch. As difficult as this is for everyone, me included, we are SO far ahead of other properties on FMB. Many have not even begun repairs, or in some cases even torn down their unrepairable shells. So, I am proud to be able to share some rays of sunshine each week as we continue to resurrect Seawatch. Once again, the Seawatch Team and I sincerely appreciate all the support you owners give us as we continue to work towards reopening your home away from home. It means a lot to us. As a friendly reminder, Seawatch is an active construction site. Please do not come to the property to “look around” or ask others to do so. Recently, we have had a number of owners or friends stop in to see how repairs are coming. The most recent information can be found here or at the Board’s website. We will give you all the most advanced notice we can when we will be able to reopen.
